Client Challenge:

The Owner had 38.9-acres of raw land which included a 2.4-acre lake and streams.  The original layout provided by the Owner included 34 lots but did not consider local development standards or optimizing lot values adjacent to the lake.

 
PRIME Solution:

Through Prime’s expertise of subdivisions and knowledge of DeKalb’s development regulations, we were able to provide a more efficient layout, which included 44 lots (30% increase).  In addition, the design increased the number of Lake Frontage lots by 25%.  As a result of these changes, the client has realized an increased profit of over a half million dollars ($500,000). 


As prime consultant to AD Holdings, Prime Engineering, was asked to prepare a sketch plat for submittal to DeKalb County on a 38.9-acre subdivision which included a 2.4-acre lake.
